Landlord Fees

All fees are inclusive of VAT

LET ONLY 9% + VAT
Let only serve includes marketing the property, carrying out accompanied viewings, arranging for the Inventory to be carried out, carrying out the checks on the potential tenant, including Credit Checks and References and finalizing the Tenancy Agreement.
LET AND RENT COLLECTION 10% + VAT
Let and Rent Collection Service includes all of the above and collecting the monthly rent for the landlord.
FULL MANAGEMENT SERVICE 12% + VAT
Full Management includes all of the above as well as day to day management of the property, getting quotes for repairs and arranging for those repairs within the property, carrying out quarterly routine inspections and notifying the landlord of the outcome, advising all relevant utility providers of changes and holding keys throughout the tenancy term.
DEPOSIT PROTECTION £48 inc VAT
As an additional service, we protect the deposit on behalf of landlords for peace of mind.
TENANCY RENEWAL FEE £90 + VAT
Annually, we will renew your tenant’s Tenancy Agreement, thus securing the tenancy and the rental income for the period.
CHECK IN FEE Provided by Third Party
The check in fee will include providing an inventory of the property’s contents and condition prior to a tenant moving in.
CHECK OUT FEE Provided by Third Party
The check-out fee will include unprotecting the deposit, where applicable, and End of Tenancy Inventory.
GAS SAFETY CERTIFICATE £80 inc VAT
We can arrange for a Gas Safety Check and Certificate to be carried out by a Corgi registered gas engineer. A new Gas Safety Certificate is required annually.
ELECTRIC SAFETY CERTIFICATE £170-225 + VAT
We can arrange for an Electrical Safety Certificate to be carried out by a qualified electrician. Prices vary based on the size and type of the property (i.e, a one bedroom flat will be less expensive than a three bedroom house). Typically, Certificates are valid for a maximum of 5 years or until there is a change of occupancy. However, it is up to the tester to specify an amount of time based on the test results, experience and judgement.
ENERGY PERFORMANCE CERTIFICATE From £60 inc VAT
We can arrange for an EPC for your property. EPC’s are valid for 10 years. Prices start at £60 and may increase slightly with property size.
SECTION 21 FEE £70 + VAT
We will prepare a proper and legally compliant Section 21 on your behalf to serve notice to your tenant.
COURT APPLICATION FEE £455 + VAT
We will prepare the Court Application for possession promptly and accurately and handle the entire process on your behalf.
BAILIFF FEE £221 + VAT
We will arrange for a bailiff to attend your property to remove the tenant once given authority by the Court.
COURT ATTENDANCE FEE £100 per hearing + VAT
If your tenant defends tour claim for possession. We will attend the hearing on your behalf.
CROYDON PRIVATE RENTED PROPERTY LICENCE £50 + VAT
As of 1st October 2015, all privately rented properties in the Croydon borough are required to have a licence. Licences are required on a per property basis, so having one licence will not cover your for multiple properties in which you may have tenants. Licences are valid for a period of 5 years and may incur fines £5,000 for non-compliance with the terms of the licence, or fines of up to £20,000 for failing to acquire a licence. A licence costs £750 (or a discounted rate of £350 if you are renting the property for the first time) and are applied for through the Croydon Council website, which is what we will assist you with.
CLEANING SERVICE £12 per hr + VAT
We can provide a cleaning service at a rate of £12 per hour at various rates, i.e once a week, once a fortnight, etc.
